Walk around almost any home built in the valley between 1990 and 2005 and you can read the compass on the walls: the south and west elevations a full shade lighter than the north side, chalky to the touch, with hairline cracks tracing the foam pop-outs and window returns. That's not neglect — it's simply what two decades of Mojave UV and hundred-degree thermal swings do to stucco. Many of the homes we repaint are on their original builder coat or their first repaint from the early 2010s, and they're genuinely due.

  • Real prep first. Pressure washing, crack repair, patching at pop-outs and parapets, and priming of chalked areas — the coating only lasts if the surface underneath is honest.
  • Fade-resistant formulations, because the same sun that faded the last coat is waiting for this one. Two full coats of Sherwin-Williams paint on color changes.
  • Trim, fascia, garage doors, gates, and courtyard walls included in the scope — not discovered as extras later.
  • Heat-smart scheduling. Summer work starts early and follows the shade around the house; paint applied to a baking west wall at 3pm fails young, so we don't do it.
