Desert Shores is one of the northwest valley's signature addresses: a master-planned community from the late 1980s and early 1990s arranged around four man-made lakes, with mature palms, established landscaping, and streets that have been settled for three decades. Water-facing elevations take reflected light on top of direct sun, which accelerates fade on those walls, and the same reflection changes how colors read — a beige that looks quiet on a sample chip can go warm and bright bouncing off the water at midday. We sample exterior finalists on the actual walls at more than one time of day here, and it has saved more than one scheme. The community's association maintains review standards for exterior changes, and we fold that approval into the project timeline as usual.
